The Situation
Property conversations stall when buyers cannot feel room scale, light, and flow. Physical model suites are expensive and geography-bound; flat brochures fail to prioritize which units deserve a second visit.
Goal & Expectations
Build a virtual showroom for unit and room exploration with hotspot layers and visit analytics. Give sales teams depth signals on which spaces buyers actually spent time in.
Challenges
The hard parts were rarely just creative. They were floor reality, feasibility and the people who had to run it live.
Spatial trust
Buyers suspected marketing wide-angle tricks. Navigation and default views had to feel honest and oriented, reducing disorientation in 360 rooms.
Inventory breadth
Multiple unit types threatened menu sprawl. Taxonomy had to help buyers self-select quickly — bedroom count, view, price band — without a agent babysitting.
Sales follow-up
Analytics needed to translate into conversation starters for reps, not abstract heatmaps nobody opened.
Where I Came In
I came in to define room taxonomy, hotspot types, and the buyer journey from lobby to unit detail. I paired with sales directors to align hotspots with objections they heard weekly.
Approach
Structured tours like a sales walk: building amenity, typology choice, room-level detail, contact. Made language and measurements clear for international buyers.
What We Built
Buyers explored units at their own pace, opened amenity and finish layers, and left measurable interest signals. Sales followed up referencing the spaces buyers actually toured.
Other Teams Involved
Developer marketing for inventory priority, capture vendor for unit scans, and gallery staff for on-site kiosk support.
On the Floor
Calibrated kiosk displays in sales centers for daylight glare. Provided offline/USB modes when gallery networks were locked down.
End Result
Virtual showrooms supported on-site and remote viewing with hotspot and completion views for commercial teams.
Final Thought
Real estate immersion is about confidence to schedule the second visit. I love when a buyer says “I already know which unit” — that means the showroom did the filtering work agents used to do on endless drives.
